There are two types of Airbnb property managers. The first manages vacation rentals in properties they own. These property managers may rent out their own home on occasion, or they may rent out other owned properties that are kept solely as vacation rentals. The other type of Airbnb property manager works as a contracted property manager for other property owners. These property managers handle the day-to-day responsibilities of renting vacation properties for other house or condo owners.

Initially, the responsibilities of an Airbnb property manager consist of preparing a property for rentals and advertising the property online. The property manager must make sure the property is impressive enough to attract guests, and must make sure listings contain attractive photos and enticing descriptions. Next, the property manager works to secure reservations for vacation rentals. He/she keeps a calendar to avoid double-bookings and prepare for guest arrival tasks.

When not performing administrative responsibilities, the Airbnb property manager performs tasks like cleaning properties before guests arrive and after they leave, and restocking supplies for future guests. Some properties may offer only basic amenities like toilet paper and toiletries, while others may provide food, drinks, and other nice-to-have items. The property manager also performs or hires individuals to perform maintenance, and must be available to handle any emergencies when guests are staying.

Typical Work Schedule

There really is no set schedule for Airbnb property managers. Some may choose to work full-time schedules and work mostly during normal business hours, while others may only accept guests one weekend a month or seasonally. Most must be on-call 24-hours a day when they have guests in case issues or emergencies arise, and they may need to meet guests at odd hours to exchange keys.
